Condo-Specific Expertise
The primary purpose of a Skyline condo inspection is to identify material defects and safety concerns that may affect your unit and its occupants. This is not a pass/fail inspection — it's an objective evaluation of the unit's condition at the time of inspection, designed to help inform your purchasing decision.
Every inspection is a non-invasive, visual evaluation of the readily accessible areas of the unit, performed in accordance with the Standards of Practice of InterNACHI®. Systems and components are operated using normal user controls and typical methods. In some instances, observations may exceed the minimum SOP requirements — any such information is provided for informational and advisory purposes only.
This inspection is not a code compliance evaluation. Building codes change over time and it's not practical to evaluate a unit based on codes in effect at the time of construction.
Cosmetic items, surface damage, and personal design preferences are not included. Areas that are concealed or inaccessible — such as behind walls or in restricted spaces — cannot be inspected. Areas obscured by personal belongings or furniture may also limit observations.
Shared building systems, common areas, and HOA-maintained components fall outside the scope of a unit inspection. The report reflects observed conditions at the time of inspection.

Yes. Even though the HOA maintains common areas and the building exterior, the interior of your unit — plumbing, electrical, HVAC, and finishes — is your responsibility once you close. A condo inspection can reveal issues that could cost thousands to repair after purchase.
Areas outside your unit — such as the building exterior, roof, common hallways, and shared mechanical systems — are typically HOA-maintained and not part of the condo unit inspection. We focus on what you'll own and be responsible for.
Most condo inspections take 2–4 hours depending on the size and condition of the unit. Your report is delivered within 24 hours — and in most cases, the same day.
You're welcome to be present for the inspection, and we especially encourage you to be there for the final walkthrough. At the end of every inspection, Dave personally walks you through every finding so you leave with a clear, firsthand picture of the unit's condition — not just a report to read later. It's one of the most valuable parts of the process.
No. Shared building systems and common areas are the HOA's responsibility and fall outside the scope of a unit inspection. We focus exclusively on the systems and components within your individual unit.
